Rightmove has unveiled the 25 towns that experienced the largest surge in property prices in 2025.
Leading the list is Hawick in Roxburghshire, Scottish Borders, where the average home asking price rose by 18% to £148,633. Following closely is Durham, with average asking prices up by 15% to £251,339, and Stannington in Sheffield with a 12% increase to £264,078.
The top 50 areas averaged a home asking price of £270,711, which is 26% lower than the national average of £368,031.
In 2025, the national average asking prices saw a 0.6% decrease compared to the previous year. Scotland has the highest representation in the top 50 list, with 12 locations, followed by the North West and Yorkshire & The Humber with 8 each. Surprisingly, London, where the current average asking price is £679,782, did not make it to the top 50 list for price growth last year.
Rightmove attributes the price growth to affordability, noting that many businesses are still requiring employees to work in offices, driving demand for suburbs near city centers. Additionally, locations close to universities or major NHS trusts are also seeing increased interest.
Colleen Babcock, a property expert at Rightmove, mentioned that areas with homes priced under the average asking price are attracting more buyers, leading to increased demand and price growth.
