The latest map of the UK’s property trends for 2025 highlights significant changes in prices across various regions. While the property market in the UK experienced mixed performance throughout the year, the Nationwide House Price Index reported a modest growth of 0.6 percent by the end of the year, showing a slowdown from previous months.

Among the findings, 20 areas have shown an increase in prices, with Aldeburgh in East Suffolk standing out as the top property hotspot of the year. The IP15 postcode, encompassing Aldeburgh, witnessed a remarkable 77 percent surge in average house prices, reaching nearly £775,000 in 2025 compared to £612,000 in 2024.

Conversely, Usworth in Tyne and Wear saw a notable price difference, with homes in the NE37 area selling for an average of £164,000 last year, demonstrating a substantial increase from £130,000 in 2024.

Firswood in Manchester and Caldecotte in Milton Keynes followed closely with price rises of 23 percent and 22 percent, respectively. In contrast, Belgravia in central London experienced the most significant drop in average house prices, plummeting by 51 percent to £2.7 million in 2025 from over £5.5 million in 2024.

Other areas like Broadway in the Cotswolds and Fitzrovia in London also saw declines in house prices, with drops of 36 percent and 33 percent, respectively.

The top 20 postcodes with the highest price increases included IP15, NE37, M16, MK7, and NP24, while the 20 worst-performing postcodes featured SW1X, WR12, W1T, RG25, and TA22 among others. These trends reflect the dynamic nature of the UK property market in 2025.
