The average rental unit asking price in Canada dropped by 4.8% to $2,035 in August compared to the previous year, according to a recent report from Rentals.ca and Urbanation. This decline represents the most significant year-over-year decrease since March. For 23 consecutive months, average asking rents have continued to fall, now standing at a seven percent decrease from 2024.

Although rents remained relatively steady on a monthly basis, showing a marginal 0.1% decrease from July after four consecutive monthly increases earlier in the year. Shaun Hildebrand, the president of Urbanation, highlighted the escalating trade tensions between Canada and the United States as a new uncertainty impacting the rental market. He expressed concerns that the rental demand might weaken due to lower employment rates and consumer confidence, while the supply could be affected by potentially higher construction costs.

In August, the average asking rents for purpose-built apartments decreased by 3.3% year-over-year to $2,038, while the asking rents for condominium apartments dropped by 7.7% to $2,050. This shift in the rental market reflects the ongoing challenges and uncertainties facing the real estate sector.
